What Are The Priority Categories?

We’ve added Saved Advanced Filters for four key categories to the Leads List. These are arranged in the order a majority of surveyed agents said they would follow with their prospecting. Leads are sorted by Real Intelligence into these categories using the following criteria:

Awaiting Response

Any lead who has sent a communication to which the agent hasn’t responded, including:

  • Inbound email
  • Inbound text
  • Inbound live chat
  • Missed call
  • Agent ready (if AI is active)
  • Property inquiry
  • Home valuation request

High Priority

Any lead who has exhibited key behaviors that indicate strong conversion potential, including:

  • Favorites a property
  • Visits the website 3 times in 7 days
  • Views 10 properties in 7 days
  • Returns to the website after 14 days of inactivity
  • Updates phone number
  • Views same property 3 times in 5 days
  • Views Home Valuation 3 times in 30 days
  • Views Market Report 3 times in 30 days
  • Short timeframe (less than 3 months)
  • Agent Ready (if AI is active)
  • Saves a search
  • Shares a property

New

Any new lead with no agent contact yet

Slipping Away

  • Previously exhibited Inbox or Priority behaviors, but haven’t received agent contact in 14 days
  • Previously engaged with Robin, but have not responded in 14 days

How do I remove a lead from a Priority?

Simply Call, Text or Email a lead to remove them from the priority list. After a contact, leads will not be marked as priority again unless they go 7 more days without further contact logged in the CRM.

How Should I Use The Categories?

Start with the first category, work your way contacting down the generated list of leads, then move on to the next category and repeat. Think of the leads in “Awaiting Response” like an inbox–these are people who have already reached out to you, so take that ball and run with it. “High Priority” leads are the folks who are showing high levels of engagement–their actions are showing that they’re ready to roll. Remember how critical “speed to lead” is–always strike while the iron is hot with “New” leads. Finally, don’t let anyone fall through the cracks by catching those “Slipping Away” leads who were previously engaged and need attention.

Frequently Asked Questions

How do leads end up on one of these lists?

When leads meet the criteria outlined above for any Real Intelligence category, they will be included in the generated list by applying that filter on your Leads List.

Can the same lead be in multiple Real Intelligent categories at the same time?

Yes, it is possible that leads can appear in the list for multiple categories if they meet the criteria for more than one, but that simply means that person should be even more of a priority to contact.

How do leads get cleared off of a list?

Once you have performed an outreach activity for a lead and logged that outgoing communication in the CRM, that person will be removed from the list(s). Such activities include:

  • Called
    • Attempted call
    • Contact made
    • Left voicemail
  • Emailed
  • Texted
  • Postcard sent
  • Live Chat message sent
  • Meeting
    • Met in person
    • Listing appointment set
    • Listing appointment held
    • Buyer consult set
    • Buyer consult held
  • Offer rejected
  • Offer accepted
  • Listing signed
  • Buyer agency signed

 

NOTE: These must be activities that you perform–automated messages such as those from a Drip Workflow, Geek AI (Robin), and Reactive Responses do not count and will not remove leads from a Real Intelligence list.

How long will a lead remain on any list without contact?

Once a lead hits the Slipping Away list due to lack of engagement from an agent, that lead will remain there for up to 30 days before it is considered fully “slipped”. At that point, that lead will be removed from all Real Intelligence lists until new activity is observed.

Will the same lead repeatedly show up in these lists?

Real Intelligence will still monitor a lead’s continued activities once you contact that person. If no other communication attempts are logged for seven days, that lead will once again start appearing in the filtered category list(s) so that you have that person on your radar to reach out to again.

Can I use the Real Intelligence filters combined with other Advanced Filters?

Yes! From the Advanced Filters list, select Real Intelligence and then select the name of the category you want to filter with. Apply that and then select any other combination of filters you’d like to use.
