A detailed, behind-the-scenes log of changes to Real Geeks websites, for anyone who wants to dig in
October 2, 2026
- Anna and Anna Modern: the style framework behind the templates (Tailwind) moved from version 2 to version 3. No visible changes are intended; the share dialog's open and close transition now runs as designed, and form placeholder text is a touch darker.
- Your sitemap now picks up new and removed blog posts, pages and SEO Fast Track pages within about 15 minutes, instead of up to 6 hours later. SEO Fast Track pages' last-modified dates in the sitemap now show when the page was created or its description last changed, rather than when it was last visited, so search engines can trust them.
- SEO Fast Track pages now have a meta description: the start of the page's own description, cut at a word to the length search results show, or a short summary of the page when it has none. They also carry breadcrumb structured data (Home › area › type, price or feature page, or Home Values).
- Links to SEO Fast Track pages with the area name in the wrong capitalization, such as /listings/city/bullhead-city/, now redirect permanently (301) to the right address instead of showing "not found".
- SEO Fast Track pages are now listed in your sitemap on every site that has them, including sites that don't use AI-written area descriptions.
- County SEO Fast Track type, price and feature pages now say "County" in their titles, such as "Mohave County Condos for Sale", and SEO Fast Track pages for areas with an underscore in their MLS name now load.
- Saving an SEO Fast Track page in your website admin without changing its text no longer marks it as customized, and clearing the text hands the page back to an AI-written description.
- SEO Fast Track pages now include "Homes under $X" pages for each area, such as "Kailua Homes under $300,000", listed in a new Price section of the area page. We did long-tail keyword research on real search data (Google Search Console and Google's search suggestions): home buyers search for homes "under" a price far more often than for a price range, at round amounts that follow the local market. So the price points are set for each MLS from its own listing prices and rounded to the amounts people type, and an area only gets a price page when it has enough homes under that price and the page shows homes the next lower one doesn't. Prices are written the way people search for them, which we checked against Google's search suggestions in a dozen of the most expensive US markets: in full below a million ("$300,000", the most common form, ahead of "300k") and as "$1 million" or "$1.25 million" above it, while the page address stays the same either way. Rentals and land are left out, and so are listings priced under $20,000: in MLS data these are almost always monthly rents or placeholder prices entered as homes for sale, and they would otherwise skew an MLS's price points and show up as cheap homes. On for all sites with SEO Fast Track pages; ask support if you'd rather turn it off, for example because you've built your own price pages.
- SEO Fast Track pages (dynamic area pages) that no longer exist, such as a school with no listings left in the area, now come out of your sitemap the first time they return "not found". That stops search engines being sent to dead URLs. Pages you've customized are kept.
October 1, 2026
- Pages on Miranda, Miranda Thin, Molly, Anna and Anna Modern sites now have a canonical link that tells search engines which URL is the official one, so duplicate URLs stop competing with each other in search results. Before this, only property details pages had one. Search result pages (which aren't indexed) and error pages deliberately have none.
- SEO Fast Track pages and their home-value reports now permanently redirect (301) from alternate spellings of their URL (different capitalization, encoded spaces) to the version your site links to, and the sitemap lists that same version. A home-value report with no active, pending or sold listings now returns "not found" instead of an empty report. Links in the site directory no longer go through an extra redirect.
- Anna and Anna Modern: older page types (property details, map search, advanced search, blog, site directory, the "please sign in" page) now use the same header, navigation, footer, banner and self-hosted Lato font as the rest of the site, instead of a copy of the Miranda header and footer.
- Anna Modern home page on phones: the hero image is a smaller, lighter crop and is applied after the headline appears. Property tile images load as they scroll into view. Search autocomplete options, the market widgets, Google One Tap and the main script all load after the page is on screen. The hero overlay logo is now WebP.
- Anna home page: the hero image is resized (a phone-sized WebP crop on small screens) and preloaded, the main script loads after the page, and the market call-to-action widget holds its space so content no longer jumps down when it appears.
- Anna and Anna Modern: the default "Featured Areas" tile images that come with new sites are now resized and served as WebP, like uploaded tile images.
- Icons (Font Awesome) now come from our own servers instead of a third-party CDN, and the Anna header logo is served as WebP, a smaller image format.
- Anna and Anna Modern: images now use the browser's built-in lazy loading instead of a script.
- The sign-up/sign-in pop-up is lighter: its international phone number field now loads separately, in the background, and falls back to a plain phone field if it can't load. This cuts the main script on Miranda, Miranda Thin and Molly pages by about 8%, and the pop-up code on Anna sites by about three quarters.
- Security improvements.
- Agent details shown on your site and in email signatures now keep working when the CRM is briefly unavailable, using the last known copy instead of showing an error.
- Fixed pages that showed an error page instead of loading: old search links using "status=sold", blog category URLs with emoji, new sites that don't have search form settings yet, sites with certain mistakes in their search or property details field settings, and some registered visitors whose account record was duplicated.
- Malformed search URLs, such as ones with garbled dates, now return a proper "not found" page instead of an error page.
- Home valuation reports now recognize more property types (condos, mobile, modular and rural homes, and others) and no longer fail on comparable sales with missing or odd data.
- Fixed some Anna sites with older saved design settings loading with no stylesheet at all.
- Fixed a script error on Miranda, Miranda Thin and Molly property details pages on Android devices.

- Anna and Anna Modern: the Lato font now comes from our own servers instead of Google Fonts, which removes a third-party connection from every page load.
- Anna and Anna Modern: images in the footer are resized to the size they're shown at and only load when scrolled into view.
- Anna Modern home page: the sign-up pop-up's code only loads when it's needed.
- Fixed SEO Fast Track pages with very long names showing an error page, and a rare error when a page was viewed while its content was being generated.

- Google Analytics 4 and other tracking tags now wait for a scroll, tap, click or key press (or 6 seconds) rather than any mouse movement, which keeps them out of Google PageSpeed measurements.
- Fixed SEO Fast Track pages showing an error page when two visitors opened a brand-new page at the same moment, which created a duplicate copy.

- The page editor in your website admin no longer accepts images pasted straight in as embedded data, which made pages very heavy and slow. Upload the image instead and insert it from your files.
- The Content Pages list in your website admin no longer fails to load on sites with tens of thousands of pages.
- Content API (beta): page and area page lists no longer include page bodies (the option to include them was removed), so lists stay fast and reliable on sites with many large pages. Fetch a single page to get its content.
September 24, 2026
- Google Analytics 4 and other tracking tags now load on a visitor's first interaction (a scroll, tap, click or key press) or 6 seconds after the page loads, whichever comes first, instead of during page load. This noticeably improves Google PageSpeed scores. Page views and events are still recorded, a few seconds later, but a visitor who leaves within those first seconds is no longer counted.
- Anna and Anna Modern sites with live chat now show a lightweight chat button and load the full chat only when a visitor interacts with the page. The chat and market widget code moved out of the main script (about 70% smaller) and loads only where it's needed.
- Anna Modern home page: the hero image is resized (a phone-sized WebP crop on small screens) and preloaded, tile images are resized and served as WebP, featured agent photos are resized and lazy-loaded, the main script loads after the hero appears, and an unused font was removed. The home valuation widget at the bottom of the page loads only as it scrolls into view. If an image can't be resized, the original is shown instead.
- Anna and Anna Modern: the Rubik font was removed and listing prices now use Lato like the rest of the site, which saves a font download.
- Anna Modern home page: content images and the hero logo are resized on the fly to the size they're shown at, and content images load as they scroll into view.
- Uploaded favicons (JPG, PNG or WebP) are now resized to 96×96 instead of being served at full upload size; some sites were sending a 1 MB logo as their favicon on every page view.
- Large sitemaps: once a site has more than 50,000 URLs (the limit for one sitemap file), /sitemap.xml becomes a sitemap index pointing to one sitemap per section. Before this, URLs past the limit were silently dropped. Sitemaps now include last-modified dates for blog posts and SEO Fast Track pages, drop the change-frequency and priority hints Google ignores, and load faster.
- Structured data (and the site name shown when your pages are shared on social media) now uses your business name instead of your domain name if your site name was never changed from the domain.

- Site owners and editors who aren't administrators can now open the SEO Files section of your website admin.
- Right-clicking in the page editor in your website admin now opens the browser's normal menu, so Copy, Cut and Paste work. Link and image editing are still in the toolbar.
- Fixed the About page, agent detail pages, the Anna Modern home page and Coming Soon pages showing an error page when one of their optional content fields was empty.

- The page editor in your website admin (TinyMCE) was upgraded from version 4 to 8. You get a refreshed editor, security improvements, and a rebuilt image and file picker. The editor is now served from our own servers.
- Sites using the default listing cache setting now refresh listing data every minute instead of every five.

- robots.txt, llms.txt and sitemap.xml can now be customized from a new SEO Files section in your website admin; without a custom version, your site generates them automatically. Sites without a custom llms.txt now get one generated from their settings, pages, area pages and blog posts. A new SEO panel on the admin home page groups SEO Files, Page Redirects and Default Meta Tags, which explains placeholders and recommended title and description lengths.

- The default robots.txt now explicitly welcomes well-known AI assistants and AI search crawlers (ChatGPT, Claude, Perplexity, Gemini, Apple, Meta and others) on every page, adds Content-Signal lines allowing search, AI answers and AI training, and points to your site's own sitemap.
- Area pages, blog posts and footers now keep a version history in your website admin, so you can see what changed and restore an earlier version. The Content API can read and restore these versions too.
- Agent detail pages' structured data now describes the agent as a person who works for your business, instead of as a second business.

- New Content API (beta): site owners can create API keys under API Keys in the website admin and use them to read and edit blog posts, categories, content pages, area pages, the home page, navigation, sidebars, footers, files, design and editable settings from their own tools. Keys have per-area permissions and expire within six months. The beta is available on request; see the Content API developer docs.

- Pages now include schema.org structured data (JSON-LD) to help search engines understand them: your business and website on every page, listing details on property pages, breadcrumbs on content and area pages, article details on blog posts, and agent details on agent pages.

- Listings with no price, or with a placeholder price of -1 from the MLS, now show "$?" (or "N/A" in market reports) instead of "-$1" or an error page. This covers search results, property details (including the List Price row), sold-above/below styling and market reports.
- Restoring an earlier version of the Anna Modern home page from its history in your website admin no longer breaks the home page's Featured Agents. Home pages already affected now load again; re-save Featured Agents to restore them.
- WordPress blog migrations done by our team now bring over post content and images correctly, keep original dates, and are safe to re-run. They no longer delete or duplicate existing posts, create redirect loops, or publish comments WordPress had marked as spam.

- Property details pages now have a canonical link pointing to their main URL, so search engines merge the different ways a listing can be reached. Anna and Anna Modern search results, and market report results built from a search, are now marked "noindex" so search engines don't index them. Market report pages you create are unaffected.
- Approving blog comments in your website admin works again, and the "unapprove" action now appears.

- Polygon (draw-on-map) searches work again in the website admin's search builder and in the "Super Saved Search" tool you get when logged in as a lead. Google had retired a Maps feature they depended on.
- Text-message campaign links can now verify a lead's phone number. When a lead taps an auto-login link that carries the verification flag, they are marked phone-verified, gated content unlocks, and the usual verification activity and Google Ads conversion are recorded. Nothing happens if the lead is already verified or an agent is viewing the site as that lead.

- Fixed broken layout on the property valuation page and the valuation widget, where the page grid had collapsed. These styles are now fixed files, so future build changes can't break them again.

- Fixed a long-standing problem where a saved site setting sometimes didn't take effect on the live site until it was saved a second time. Setting changes now reliably show up on the next page load.

- New option to show listing prices in a second currency. Where the MLS supplies an alternate-currency price, it can appear next to the regular list price, including on the listing details page.
- The post-registration step for new leads (the follow-up modal that appears right after sign-up) is now on by default. Site owners can turn it on or off in Advanced Site Settings in their website admin.

- Fixed offline conversion uploads to Google Ads for phone-verified leads. They had been failing since mid-June because Google retired the API version they used.

- When a lead finishes the post-registration step, a "valuation inquiry" activity is now sent to the agent's lead system, so agents can see that the lead asked about their home's value.

- When a new lead enters their home address in the post-registration questions, it now goes to the CRM's home-seller tools as part of the same session. Before, it could arrive as a separate activity, so a lead who signed up through those questions and then requested a valuation for the same address no longer creates duplicate activity.

- The post-registration questions now appear in the right place in the signup flow. They show after a new lead finishes the phone number step that follows Google or Facebook sign-in, and right away when a lead skips the verification step. They no longer appear inside the verification step on property photo slideshows.

- Added an optional post-registration questions step that appears right after a visitor registers, on all themes and on all registration forms and pop-ups. A new lead can share a home they own, with address lookup. That address goes to the CRM's home-seller and valuation tools, so you can find seller opportunities among new buyer leads. The step is off unless turned on for the site.

- Home valuation requests made from an agent's landing page on Anna and Anna Modern now pass that agent through to the valuation. A new lead who requests a valuation there is attributed to the agent whose page they came from. Leads who already have an assigned agent keep that agent.

- When AI search is enabled and an agent is logged in as one of their leads, the bar at the top of the site has a new "Create Super Duper Saved Search" button that uses AI search. The bar's buttons were also restyled, and an error was fixed that AI search could hit on complex requests.

- Added AI-powered natural language search to the search builder in your website admin. Describe what you want in plain English (for example "3-bed homes with a pool under $600k near the beach"), and it fills in the matching search criteria with a preview of sample listings. It is controlled by a per-site setting.

- New Google Ads integration: when a lead who arrived from a Google ad verifies their phone number, the site reports a "Verified Phone Number" conversion to the agent's Google Ads account. Google can then optimise campaigns toward verified leads. Leads who didn't come from a Google ad are skipped, and the site needs to be set up for it.

- Google One Tap sign-in has a new setting in your website admin that controls which devices show it: all devices, desktop only, mobile only, or all devices except iPhone/iPad.
- Google One Tap sign-in now depends only on the site's own "Allow leads to log in with Google account" setting. Before this, an extra rollout switch kept it off on some sites even though the setting was on, so One Tap now appears on those sites.

- Content locking on map search and property photo slideshows now follows a lead's lock status from the CRM. If an agent locks a lead's content in the CRM, it stays locked on the website even when the lead's phone is already verified.
- Agents logged into the site as one of their leads are no longer shown phone-verification prompts or locked content on map search.

- Agents logged in as a lead no longer trigger phone-verification codes, and property photos aren't locked while they browse as that lead.

- An invalid phone number entered during phone verification now shows a clear message ("The phone number entered is not valid. Please check the number and try again.") rather than a technical error.
- Fixed an error when a visitor clicked "Verify" after logging out in another tab or window.
- Removed leftover Universal Analytics (UA-) tracking calls from every page. Google shut Universal Analytics down in 2024, so these requests did nothing. GA4 tracking is unchanged.

- A few rarely used options were removed from the settings in your website admin: property update emails with photos, market report results lead capture, contact form CAPTCHA, setting the lead source from a URL parameter, and requiring a valid phone number at signup. Each site keeps its current value.
- The mortgage calculator is now always shown on property pages. Previously a handful of sites had it turned off.
- Removed the "favorite reason" pop-up that could appear when a visitor saved a favorite property. Favoriting works as before.
- Removed the outdated `fb:admins` meta tag from page headers. Facebook replaced it with `fb:app_id` years ago, and link previews when sharing to Facebook are unaffected.
- Removed ShareThis buttons from blog pages on the oldest (pre-Miranda) site designs.

- Sign-up pop-ups opened from the navigation "sign up" link, the saved-search prompt and the schedule-a-showing prompt now use the lead capture form the site is configured for (including phone verification), on Miranda, Molly and Anna.
- Map search now respects the site's international phone number, Facebook login, and phone verification settings in its sign-up forms.
- When an agent unlocks a lead's content from the CRM, the lead's photos and tools are now unlocked on the website too.
- Fixed styling of the phone number form on Anna sites.
- Fixed property photos sometimes staying locked after a visitor verified their phone through Facebook sign-in. Also improved spacing on the verification step and added a confirmation when a code is resent.

- On sites with Geek Verified Leads turned on, property photo slideshows (Miranda, Miranda Thin, Molly and Anna property details) are now blurred for logged-out or unverified visitors, with a "Verify Now" prompt to unlock photos, mortgage tools and more.

- Visitors who sign up with Google One Tap or Facebook are now asked to verify their phone number when the site requires Geek Verified Leads. Before this fix, verification was skipped for social sign-ins.

- New phone verification for leads (Geek Verified Leads): registered visitors can confirm their phone number with a code sent by text or voice call. A successful check marks the lead as phone-verified, unlocks their content, and updates the lead's phone number in your CRM if they verified a different number. International phone numbers are supported on sites that allow them.
