  • If a lead does not complete the sign up, addresses are saved as "address-only" leads so you can still get in touch through their address

  • Properties in non-disclosure states or Canada will not receive estimates, but can still serve as a way to generate seller leads

What Is Estate IQ?

Estate IQ is a Home Valuation Tool built into your Real Geeks website that helps convert visitors into seller leads. Homeowners enter their property address to receive an estimated value, creating an opportunity for agents to connect and provide additional expertise.

It acts as both a lead capture tool and a seller prospecting system.

Here’s how it works:

  1. A visitor goes to the page, enters their address, and confirms their property details

  2. The visitor is prompted to sign up on your website to unlock their estimate

When a lead completes the sign up:

  • Their contact information and property address are added to your CRM

  • The interaction is recorded in the lead’s Activity History

  • They’re automatically enrolled in an automated monthly home value email based on their zip code, keeping you in their inbox.

  • You can use this context to follow up and talk through the estimate they received

This creates a clear opportunity to start a conversation with a homeowner who is already thinking about their property value.

How to Customize the Estate IQ Landing Page

To edit your Estate IQ landing page and tailor it to your market, follow these steps:

  1. Open your website editor by adding /admin to the end of your website address (example: www.yourwebsite.com/admin)

  2. Under Home Valuation, click Customize Default Landing Page

From here, you can update several key elements of the page:

  • Main Text (Header Text): The primary message displayed at the top of the page

  • Page Title: Appears in the browser tab and search engine results

  • Search Box Headline: The text shown above where users enter their address

  • Meta Keywords and Description: Improve your visibility in search engines

  • Example Search Address: Customize the sample address shown in the search field to reflect your local market

  • Background Image or Video: Adjust the visual appearance of the landing page

Where the Home Value Data Comes From

Estate IQ estimates are generated using data pulled from a third-party provider that compiles public records and historical property data.

This includes:

  • Public tax records

  • Historical property values

  • Market and comparable property data

Because the estimate is based on public data, it should be treated as a starting point rather than a final price. This creates an opportunity for you to step in, provide a more accurate valuation, and start a conversation with the lead.

Important notes:

  • Immediate estimates may not be available in non-disclosure states, because no public records are available to generate an estimate.

  • Canadian properties are not supported for valuation estimates

When someone uses Estate IQ, one of two things will happen depending on whether they complete the sign up process.

When a lead completes the sign up, you now have a fully captured seller lead with both contact information and property details saved in your CRM.

Here’s a general gameplan to manage these leads:

  • Review the lead’s Activity History to see the valuation they received

  • Reach out quickly to discuss their home value and gather more details about their plans

  • Use the estimate as a conversation starter to position yourself as the local expert

  • Leverage the monthly home value update emails (sent automatically based on the property’s zip code) as a reason to stay in touch and continue the conversation over time

This is your opportunity to turn curiosity into a listing conversation by providing more accurate insights and guidance. 

What happens if a lead does not complete the sign up process

Leads may leave when asked to provide their contact information. This is normal. To ensure you still have opportunities to engage the lead, we capture their address for you. This will display an address of a lead in your CRM to engage.

There are several ways to use this address:

  1. You can send a custom postcard to the lead's address directly through the CRM with the Real Geeks Postcard tool

  2. You can use reverse address lookup tools to find contact details (such as beenverified.com or thatsthem.com)

  3. You can go knock on that lead's door to introduce yourself in a door-knocking campaign of their neighborhood
