Getting Started with Property Updates

A Saved Search allows the lead the ability to save a search for themselves that they can review later. Additionally, the lead receives a Property Update email about their particular saved search. The emails can be set on a Daily, Weekly, Bi-Weekly, or Monthly frequency.

This is an excellent way to keep yourself top-of-mind with your leads, and keep clients returning to your website.

The leads are updated on: 

  • New Active listings in the area
  • Property price changes of the properties in their saved search area
  • Properties moving to Under-contract
  • Properties moving to Sold Listing 

Saving a Search to Create a Property Update Email

To set up a new saved search for a lead: 

1. Go to your lead manager: leads.realgeeks.com

2. Click on the "Leads" tab and select the lead you'd like to update

3. Click the "Login as User" button login_as_user.png

4. Click the "New Property Search" button

5. Fill in client search parameters and click "Search"

6. Review the search results, then click the "Save this Search" button at the top of the page

7. Enter the name of your saved search and set the frequency these emails will be sent and click "Save"

IMPORTANT NOTE: This message is not immediately sent! Leads do not get an email immediately after you sign them up- they will receive it in the coming days, depending on the frequency chosen for the report updates

Adjusting an Existing Search

1. Go to your lead manager: leads.realgeeks.com

2. Click on the "Leads" tab and select the lead you'd like to update

4. Select any of the options to the right of an existing search: View, Edit, Rename or Delete

Saving a Market Report

1. Go to your lead manager: leads.realgeeks.com

2. Click on the "Leads" tab and select the lead you'd like to update

3. Click the "Login as User" button login_as_user.png

4. Click the "New Market Report" button

5. Fill in the client's search parameters and click "Go to Market Report"

6. Click the large "Save Market Report & Get Monthly Updates" button

7. Enter the name of your saved market report and set the frequency these emails will be sent and click "Save"

Using the Super Saved Search Feature

The Super Saved Search feature gives you the ability to generate searches for leads using criteria that is not available on your website's advanced search. Because leads are not able to utilize this feature, this gives you the ability to leverage yourself and your website to provide them access that is not available to them elsewhere.

 

To use this feature: 

1. Go to your lead manager: leads.realgeeks.com

2. Click on the "Leads" tab and select the lead you'd like to update

3. Click the "Login as User" button login_as_user.png

4. Click "Super Saved Search"  super_saved_search.png 

5. Use the criteria to the left to refine your search as much as you need, specify how you want these properties to appear (newest first, lowest price first, etc...) then press "Create Search"

What do I Name my Search or Market Report?

It's recommended to use a name that is relevant to the search criteria used (not the client's name). 

For example, if you are wanting to save a search for properties in Neighborhood "A" for $200k - $400k, then the search name could be "Properties in Neighborhood 'A': $200k - $400k"

Property Update Frequency

The Property Update emails are set up to deliver on a set frequency. 

  • Daily Property Emails are sent Every Day
  • Weekly Property Emails are sent Every Friday of the week
  • Bi-Weekly Property Emails are sent on the 1st and 15th of The Month
  • Monthly Property Emails are sent on the 1st of Every Month
