Self-Serve Ads - Listing Boost Overview and Setup

Reach more potential buyers and generate leads by creating Facebook ads for your active listings.

Listing Boost is available through the Self-Serve Ads Studio. Select one of your MLS listings, personalize the ad, choose your audience and budget, and launch it within minutes.

Need to Know

  • You can only advertise personal listings assigned to you in the MLS.

  • Your MLS Agent ID must be saved in your CRM Profile

  • Listing Boost uses Facebook Lead Ads to capture contact information.

  • Personalize the form with our Lead Preference options to have more control over quantity and quality of leads you get from your ad.

Why Use Listing Boost?

Listing Boost helps you quickly put your listings in front of more potential buyers on Facebook and Instagram.

Use Listing Boost to:

  • Increase awareness of an active listing

  • Reach potential buyers near the property

  • Showcase property photos or video

  • Generate leads through a Facebook form

  • Control how much you spend and how long the ad runs

Create a Listing Boost Ad

You must have an eligible listing assigned to you in the MLS before you can create a Listing Boost ad.

Before starting, confirm that the correct MLS Agent ID appears on your CRM Profile. This unique ID connects you to your listings within your MLS.

Don’t know your MLS Agent ID?


Email support@realgeeks.com with the MLS number for one of your listings.

If you do not have an active listing, try using Brand Boost to build local awareness and generate more listing opportunities.

  1. In the Real Geeks CRM, select Marketing > Self-Serve Ads.

  2. Select Listing Boost.

  3. Choose your listing.

  4. Customize your ad creative using an image or video.

  5. Personalize the ad Body Text and Description.

  6. Choose the target location where you want your ads to appear.

  7. Review the headshot, logo, and name displayed on your ad.

  8. Select your Lead Preference. This determines which form and questions a lead must complete.

  9. Click Proceed to Last Step.

  10. Select the ad's start and end dates.

  11. Enter the ad's total budget.

  12. Enter your billing details. Your payment method will be saved for future ads.

  13. Click Purchase Now.

Only listings assigned to you in the MLS will appear. This restriction helps protect you from potential MLS or legal penalties for advertising another agent's listing.

Choose Your Lead Preference

Your Lead Preference determines what a lead must complete before submitting the form. Additional steps typically result in fewer leads, but provide more information and stronger contact details.

More Leads

  • Collects name, phone number, and email

  • No qualifying questions or verification

  • Highest expected lead volume. Best for generating the most opportunities

Balanced

  • Collects basic contact information

  • Includes questions about the lead's home search

  • Moderate expected lead volume. Best for balancing lead quantity and quality


There is no single right option. Choose More Leads for greater volume or Balanced for more context.

You can change your Lead Preference at any time. Changes only apply to future leads.

Customize Your Ad

Listing Boost pulls information and photos from your MLS listing to help you create the ad faster.

Choose Your Creative

Create your ad using an image or video. For carousel-style image ads, you can:

  • Up to five of your listing's photos are pulled into the tool automatically

  • Upload up to 10 custom images

Use clear images that highlight the property's strongest features. Put your best image first.

Personalize Your Ad Text

Create the Body Text and Description by:

  • Pulling content from the MLS

  • Adding MLS details with custom data chips

  • Writing your own content

Review the text for accuracy before submitting the ad.

Review Your Branding

Your CRM headshot and company logo are added automatically. You can update the:

  • Headshot

  • Company logo

  • Name displayed on the ad

Set Your Audience, Schedule, and Budget

Choose Your Target Location

Select where you want your ad to appear. Facebook requires a minimum 15-mile targeting radius, but you can increase it to reach a larger area.

Choose Your Schedule

Select the ad's start and end dates. Listing Boost ads do not automatically renew.

Set Your Budget

Enter your total ad budget. The tool provides an estimated daily breakdown based on your budget and schedule.

View Your Ad Results

  1. Open the Self-Serve Ads Studio.

  2. Select Programs.

  3. Choose the ad you want to review.

  4. View the available ad performance and lead information.

Use these results to see which photos, messages, audiences, and Lead Preferences perform best.

Frequently Asked Questions

  • Why don’t I see any listings?
    Your MLS Agent ID may be missing or incorrect. Confirm the correct ID appears on your CRM Profile and that the listing is assigned to you in the MLS. If you do not know your ID, email support@realgeeks.com with the MLS number for one of your listings.

  • Can I advertise another agent's listing?
    No. You can only advertise listings assigned to you in the MLS. This helps you avoid potential MLS or legal penalties for promoting another agent's property.

  • Can I edit my campaign after I create it?
    Yes. Your ad can be customized at any time, even when the ad is live and running already.

  • Can I change my Lead Preference?
    Yes. You can change it at any time. The new preference only applies to future leads.

  • Will I receive fewer leads with Balanced or Verified Leads?
    Most Likely. Each additional step in the sign up form may cause some people to leave, but completed forms provide more information and signal stronger intent.

  • Can I advertise to my existing contacts?
    Yes. Listing Boost helps you reach new audiences with location-based targeting. To target a specific audience instead, you can upload a custom audience file.

  • Does the lead know who will contact them?
    Yes. Your name appears on the form so the lead knows who will be reaching out.

  • Does Listing Boost use my Facebook Business Page?
    No. Listing Boost does not connect to or publish from your Facebook Business Page. It promotes your listing, website, and brand, not your Page or its followers.
