Key Highlights from the Session

Robin is Expanding Beyond New Leads

Chuck introduced upcoming changes to Geek AI that will allow Robin to message not just new leads, but also returning site visitors and long-dormant leads. This fall, agents will see Robin proactively engage active users and spark renewed interest in leads that have gone quiet.

Understanding Opt-Outs (and Why They’re Not the End)

The team clarified that when leads reply “STOP,” they’re only opting out of automated texts—not your personal outreach. Crystal shared tips for following up with a simple question like, “What info were you hoping to get?” or, “Would you rather chat by phone or email?”

How to Use Bad Numbers to Your Advantage

If a lead gives a fake or incorrect number, marking it as “bad” in the CRM prompts them to update it the next time they return to your site. Combine this with the Contact Info Updated notification to take fast action when a lead corrects their number or email.

Use CRM Filters to Find Qualified Leads Faster

Robin labels leads with stages like “No Response,” “Interested,” or “Needs Follow-Up.” You can filter by these stages in your CRM to prioritize leads that are ready for agent action.

Live Chat and Reactive Responses for Real-Time Leads

Live Chat is perfect for leads who are active but opted out of texts. Reactive Responses (under the Automations menu) also allow you to send timely messages based on a lead’s behavior—like updating their number or viewing a property multiple times.

Blogging Still Wins for SEO and Seller Leads

Michael reminded agents that consistent blogging builds trust, positions you as the local expert, and can directly impact your SEO. Crystal shared how to turn blog posts into targeted eblasts, helping drive return traffic and engagement from cold leads.

Bonus: Use “Start” to Re-Engage Leads

Chuck revealed a soon-to-launch feature: when a lead replies “START,” Robin can resume texting. This gives agents a quick win after re-engaging a lead by phone or email.

Real Growth Summit: Come Meet the Team in Dallas

The Real Geeks crew will be live in Dallas next month for the Real Growth Summit. Agents will get hands-on time with new features, strategy sessions, and a chance to preview future updates.
